If you're a budding developer, the most common strategy is to buy a property cheap, renovate it and sell it for profit. Spectrum Property Management offer a full Project Management package from property sourcing to renovation.
Project Management means different things to different clients, so Spectrum recognises the need for such a service to be as flexible as possible, and tailored to your exacting requirements.
Our Project Management Services have sometimes just involved re-decorating a property, but others have been far more detailed including full renovation of a property.
Our Project Manager will liaise with the builder and ensure work is carried out to a specification. We use a Joint Contract Tribunal (JCT) contract to formalise our relationship with builders and sub contractors.
We complete the following
- Get all the quotes well in advance, from carpets to carpenters. That way you can calculate all your expenditure.
- We aim to meet the expected scheduled timescales.
- Liase with Local Authorities and tradesmen to build a timescale
- Seek as much advice as possible, especially from people who've done it before.
- We are always onhand to oversee the project
- If the property is to be Let, we commence marketing straight away.
